New £15m residential-led scheme in Liverpool’s Georgian Quarter receives planning permission


A £15m scheme to redevelop a derelict site on the corner of Falkner Street and Bedford Street in Toxteth into 109 homes over four upper floors has received planning permission from the local council, a news report has been able to reveal.

Part of the former Toxteth Community College building, 68 Falkner Street, which is located within the Canning Street Conservation Area famed for its Georgian architecture, will also be returned to educational use, with women’s training organisation and social enterprise Blackburne House taking 8,000 sq ft on the ground floor.

The scheme’s applicant Falkner Street Ltd is owned by developer Elliot Lawless.

Lawless said: "This will bring a derelict and overgrown site back in to productive use and it’s to the council’s credit that they wanted to encourage modern architecture that was respectful to its Georgian setting, rather than just pastiche.

"The big-ticket regeneration projects like the ACC and Liverpool ONE took out many of the major sites in Liverpool and the city’s ongoing regeneration is now largely focused on transforming gap sites like this. Someone once described Liverpool as a gap-toothed beauty and developments such as this are fixing the city’s smile."
